The online bidding begins on Wednesday, September 3, 2025, at 10:00 AM. Bidding will be online only with bidding concluding for Tract 1 with a soft closing on Wednesday, September 10, 2025, at 3:00 PM.

Approval of Bids:
Final sale is subject to the Seller's approval or rejection. Winnebago County will hold a public hearing within 30 days of sale to consider approval of the highest bidder.

Conditions:
This sale is subject to all easements, covenants, restrictions of record, and leases. Each bidder is responsible for conducting, at their own risk, their own inspections, inquiries, and due diligence concerning the property. All property is sold on an "AS IS-WHERE IS" basis with no warranties or guarantees, either expressed or implied, by the Seller or Central States Agency, LLC.

Possession:
Possession will be given at closing subject to the 2025 farm lease.
Possession is also subject to Buyer entering agreement with Winnebago County allowing the county to county to continue to store the current above ground gravel pile(s) and allow Winnebago County access to remove the gravel. The gravel piles will remain the property of Winnebago County. The gravel will be completely removed by September 1, 2026.

Earnest Payment:
