Terms of Possession:
10% down-payment required the day of the sale. Successful bidders are purchasing with no financing contingencies and must be prepared for cash settlement of their purchase on or before November 7, 2025 or after any objections to title have been cleared. Final settlement will require certified check or wire transfer. Possession will be given at settlement. Taxes will be prorated to possession. Available to farm 2026 crop year.

Online Bidding:
The online portion of the auction begins on Tuesday, August 26, 2025, at 10:00 AM. Bidding closes on Tuesday, September 9, 2025, at the close of the live auction.
